Context

The “Brunfaut 35” project, located in Molenbeek along the canal, aims to ambitiously renovate a residential tower, serving as a link between two distinct urban areas. It focuses on sustainability and environmental integration, enhancing the quality of life in 93 social housing units through thermally efficient new facades and the addition of wooden terraces. The project also includes activating the ground floor to strengthen its connection with the surrounding environment, providing extensions for bicycle parking and terraces on the first floor. In this dense urban context, the project demonstrates how urban renovation can combine respect for existing heritage, improve living environments, and harmoniously integrate into the surrounding urban environment.

Particularities

The renovation of the ‘Brunfaut 35’ tower stands out for its ability to balance the continuous occupancy of residents with complex construction work, requiring meticulous planning and mastered techniques. With a focus on circular economy, the current finish of the metallic facade will be preserved and enhanced for a modern aesthetic. The commitment to sustainability is also highlighted by the use of a wooden structure in the terraces, as well as wooden framework facades and wood wool insulation, exemplary eco-friendly materials.

The prefabricated facades are designed to provide effective external insulation, reducing interior work and thermal bridges. This prefabrication, including coatings and windows, ensures a rapid, precise, and high-quality implementation. The new terraces are also prefabricated using a post-and-beam oak structure, and the floors are made of CLT panels. Thanks to its natural durability against weather conditions, the oak is kept visible. The underside of the CLT floors is also visible.

A major structural challenge of the project also lies in the building’s original structure, made of very thin reinforced concrete walls, requiring reinforcements to create openings on the ground floor, while preserving the structural integrity and visual aspect of the building.
